Methodology and sources

Updated . Each metro is represented by its main city. Rent is the Apartment List median 1-bedroom asking rent for the metro as of August 2026, the price of a new lease. Monthly cost adds a 1-bedroom utility estimate scaled to the city's household utility bills where we have them and the state's otherwise, plus state-average internet and renters insurance. Income needed is the gross income at which that cost is 30% of pay, the HUD cost-burden line. Renter income is the median household income of renter households in the main city from the U.S. Census Bureau's American Community Survey 5-year estimates, 2020–2024 (tables B19013, B25003, B25031, B25064, B25070, and B25119). Renter incomes are averaged over five years and asking rents are current, so the share reads high where rents have climbed fastest. College towns rank lower than their rents suggest because student households report little income. Metros without a 1-bedroom rent series are left out.
