Residents give The Varsity a C grade (about 3.7 out of 5) from 200+ reviews. The Varsity offers spacious units in a convenient location near campus, but residents report persistent issues with maintenance responsiveness, frequent elevator and fire alarm malfunctions, high utility charges, and inconsistent communication from management. While some staff members receive praise for individual assistance, systemic problems with property upkeep, amenity functionality, and billing transparency create a challenging living experience that many residents do not recommend.
Management responsiveness and communication are significant concerns, with residents reporting delayed maintenance responses (sometimes weeks to months), difficulty reaching staff by phone or email, and inconsistent follow-up on issues. Billing practices are frequently disputed, including unexplained administrative fees, contested utility charges, and package handling problems. However, some residents report improved service under newer management, with faster maintenance resolution and responsive staff in recent periods.
Maintenance response times are significantly delayed, with residents reporting weeks to months for repairs of critical systems like AC, appliances, and structural issues. Common problems include unresponsive communication channels, work orders marked complete without actual repairs, and recurring failures of the same systems. A smaller number of recent reviews indicate improved responsiveness under new management, though systemic issues with elevators, fire alarm testing frequency, and appliance reliability persist across the property.
Residents report widespread maintenance delays, with requests taking weeks or going unanswered, and frequent breakdowns of elevators, gym equipment, and climate control systems. Common issues include malfunctioning fire alarms that activate repeatedly at irregular hours, unreliable WiFi connectivity, and problems with package delivery and mail handling. Parking is expensive and often unavailable due to unauthorized vehicles, and utility charges are inconsistent and difficult to understand.
Residents report pervasive building maintenance issues including frequent elevator outages, persistent fire alarm malfunctions, and delayed or incomplete maintenance responses. Common complaints include mold in bathrooms and appliances, non-functional or poorly maintained amenities, and deteriorating unit conditions at move-in. Communication with management and maintenance is frequently cited as unresponsive, with requests taking weeks to address or going unresolved.
Location offers convenient proximity to north campus and nearby amenities like grocery stores, but residents report significant ongoing issues with parking logistics, elevator availability, and building maintenance responsiveness. Parking is expensive ($160–$170/month) with frequent overcrowding and illegal parking blocking access. Multiple reviews cite chronic elevator outages, fire alarm malfunctions, and delayed maintenance responses as persistent problems affecting daily living.
