Prose

Prose Manor offers spacious, modern apartments with responsive maintenance and generally welcoming leasing staff, though residents report significant ongoing concerns about pest control, parking enforcement inconsistencies, excessive fees, and noise management. While many praise the property's aesthetics and amenities, negative experiences center on pest infestation issues that persist despite included pest control services, towing practices that lack adequate warning, and communication gaps between management and residents.

Management responsiveness and communication quality vary significantly at this property. Positive reviews highlight attentive staff, prompt maintenance response, and smooth leasing processes, while negative reviews cite slow communication, unresponsive office staff, and delayed work order completion. Recent management changes appear to have improved service for some residents, though concerns about billing practices, policy enforcement consistency, and pest control effectiveness persist across multiple reviews.

Maintenance response times and follow-through are inconsistent, with some residents reporting quick, professional service while others experienced multi-week delays or unresolved requests. Common structural and pest issues include water leaks, thin walls, HVAC failures, plumbing problems, and recurring insect infestations that maintenance has struggled to resolve effectively. Recent management changes appear to have affected service quality, with some residents noting improved responsiveness under new leadership while others report communication breakdowns and unaddressed work orders.

Amenities at this property include a pool, gym, dog park, and convenient location, with positive feedback on their quality and availability. However, residents frequently report maintenance and upkeep issues: the pool operates inconsistently, the gym lacks adequate space and supplies, common areas accumulate trash and debris, and shared spaces are often overcrowded with non-residents. Additional concerns include broken gates affecting security, unreliable package services, and multiple fees beyond base rent. Maintenance response times are inconsistent, though some residents report positive experiences with maintenance staff.

Residents report significant building quality concerns, particularly persistent pest infestations and thin wall construction that allows noise to travel between units. Water damage, moisture, and mold issues have been documented, with maintenance response times varying from prompt to delayed. While some residents experienced responsive maintenance for minor repairs, others describe ongoing pest control challenges and structural concerns that management has not permanently resolved.

The property offers a convenient location that appeals to residents seeking accessibility. However, concerns about maintenance responsiveness—particularly regarding common area upkeep such as trash management—and building amenities warrant consideration when evaluating the overall living experience.
