King's Manor offers spacious apartments with amenities like pools and dog parks in a generally quiet community. Staff responsiveness varies significantly—many residents praise office and maintenance support, while others report communication delays and unresolved maintenance issues including AC failures, water quality problems, and pest infestations. Condition concerns center on aging appliances, water damage, and inadequate move-in inspections, with some residents citing high rent relative to apartment condition and ongoing upkeep.

Management and office staff receive consistently positive feedback for responsiveness, helpfulness, and going above and beyond for residents, particularly in processing applications, handling maintenance requests, and accommodating special needs. However, some residents report communication challenges, including difficulty reaching the office by phone, dismissive responses to maintenance concerns, and inconsistent follow-through on urgent issues like HVAC repairs. Maintenance response times are generally praised as quick, though a minority of reviews cite delayed repairs or unresolved issues.

Maintenance response times are inconsistent, with some residents reporting quick service within 30 minutes while others describe delays of weeks or months for repairs. Common issues include appliance failures, HVAC problems, and structural concerns like ceiling damage that residents report were painted over rather than properly repaired. Positive experiences highlight responsive and professional maintenance staff, while negative experiences cite unresolved work orders, communication barriers with the office, and lack of follow-through on repair requests.

Residents report strong maintenance responsiveness and appealing amenities including a pool, gym, and clubhouse, though gym equipment condition is inconsistent. Common concerns include package theft, laundry service delays when in-unit appliances fail, shared space upkeep issues like parking lot litter, and appliance repair timelines. Experiences vary significantly, with positive feedback on staff helpfulness contrasting with reports of maintenance delays and unresolved facility issues.

Most residents praise the property's location in a quiet, peaceful neighborhood with minimal noise and convenient access to community amenities. Parking is generally not an issue. One review noted concerns about proximity to a busy main road, traffic levels, and distance from employment centers, which may be relevant depending on commute needs.

Residents report significant building quality concerns including widespread appliance failures, structural issues like ceiling damage and mold, and poor maintenance responsiveness. Noise and odor problems from neighboring units—including smoke seepage and cooking sounds—are frequently cited. Finishes appear rushed or low-quality, with paint, baseboards, and bathroom ventilation work noted as substandard, and pest infestation has been reported.
