Residents give Amber Grove at Olley Creek an F grade (about 2.5 out of 5) from 69 reviews. Crescent Square Apartments presents a stark contrast in resident experiences. Crescent Square Apartments presents a stark contrast in resident experiences. While some residents praise responsive management, friendly staff, spacious floor plans, and affordable pricing—particularly those in renovated units—the majority of reviews document persistent pest infestations (roaches, rats, bed bugs), delayed or incomplete maintenance responses, water damage and plumbing failures, and concerns about neighborhood safety and noise. Management responsiveness and unit condition appear highly variable depending on timing and specific unit location.
Management and office staff receive consistently positive feedback for friendliness, responsiveness, and professionalism, particularly during the tenure of newer management teams. However, communication gaps and delayed response times to maintenance requests have been recurring concerns, with some residents reporting difficulty reaching staff or receiving follow-up on reported issues. Work orders are generally completed in a timely manner when initiated, though responsiveness varies.
Residents consistently report severe pest infestation issues, particularly roaches throughout the complex, with maintenance requests frequently unresolved or inadequately addressed. Additional concerns include water damage, mold, aging infrastructure, thin walls affecting noise isolation, and delayed or incomplete repairs. Building condition appears to deteriorate over time, with structural issues such as sagging floors, leaking ceilings, and plumbing failures reported across multiple units.
Maintenance responsiveness and follow-through are inconsistent across the property. While some residents report timely work order completion and responsive staff, others describe extended delays, incomplete repairs, and unaddressed service requests. Common issues include HVAC failures, plumbing problems, water heater malfunctions, and appliance repairs that go unresolved for weeks or months.
Residents report mixed experiences with the property's location and accessibility. While some appreciate transit access and proximity to employment, others cite concerns about neighborhood safety and police activity in the surrounding area. The property's gated entrance has been noted as inconsistently functional, and parking or access logistics have not been consistently highlighted as strengths across reviews.
Residents report mixed experiences with amenities and shared spaces. While some appreciate the pool and fitness center, others note these facilities may not meet expectations or operate inconsistently. Common concerns include maintenance responsiveness for shared infrastructure and general property upkeep, with some residents reporting delayed or incomplete repairs to building systems and common areas.
