Residents give The Adeline an A grade (about 4.7 out of 5) from 200+ reviews. The Adeline offers strong leasing and maintenance service with staff consistently praised for professionalism and responsiveness, but residents report significant ongoing issues with extended amenity closures (gym, pool, grills closed for months), communication gaps, high rent relative to unavailable services, and property maintenance concerns including pest issues, noise, and security gaps. Long-term residents note a decline in overall community quality despite positive individual staff interactions.
Management and leasing staff receive consistent praise for professionalism, responsiveness, and friendliness, with many residents highlighting positive interactions during tours and move-in processes. Maintenance teams are frequently recognized for quick response times and quality work. However, significant concerns persist regarding extended amenity closures (gym, pool, grills), delayed maintenance resolutions, inconsistent rule enforcement, and communication gaps—particularly around timelines for repairs and amenity reopenings. Recent management transitions have created additional uncertainty about service continuity.
Maintenance response times are generally quick, with most requests addressed same-day or within 24 hours. Residents consistently praise maintenance staff professionalism, communication, and thoroughness in repairs. However, some residents report extended delays on specific work orders lasting months, and unresolved issues with amenity access including gym, pool, and grill closures.
The gym has been closed since September 2025 due to a fire, with the pool and other amenities (grills, fire pits) remaining unavailable for extended periods, yet residents continue paying full rent and amenity fees. Multiple residents report lack of transparency about reopening timelines and no compensation for unavailable services. Common area maintenance issues include dirty stairwells, unsecured package rooms, broken gates, and parking lot safety concerns. While some staff members receive positive feedback for responsiveness, overall communication from management about amenity status and maintenance timelines has been inconsistent.
Residents report significant deterioration in building quality and maintenance over recent years. Key concerns include prolonged closure of major amenities (gym, pool, clubhouse) since mid-2025 with unclear reopening timelines, persistent pest issues including cockroaches and rodents, poor noise insulation between units, and inadequate upkeep of common areas including hallways, grills, and outdoor spaces. Management communication regarding repairs and amenity restoration has been inconsistent, with maintenance requests remaining unresolved for extended periods.
Residents consistently praise the property's location for its proximity to nearby attractions and convenient access to amenities. The area is described as beautiful with walkable access to shops and services. Management and staff have received positive feedback for their welcoming approach during tours and community interactions.
