Resident experiences at this property are mixed, with positive feedback on apartment layout, location, and amenities offset by recurring concerns about management responsiveness, maintenance capacity, and property upkeep. Communication and accessibility issues are frequently cited, particularly regarding emergency maintenance and manager availability. While some residents report long-term satisfaction, others note deteriorating conditions and challenges with administrative processes.

Management responsiveness varies significantly at this property. While some residents report helpful and accommodating office staff who process requests quickly, others describe recent management transitions resulting in limited availability and difficulty reaching leadership by phone or email. Communication gaps have been noted regarding package notifications and office hour accessibility for working residents.

The neighborhood offers walkable access to local attractions like the University of Washington and the Arboretum, with pleasant botanical surroundings and water views. However, residents report concerns about property maintenance and upkeep, including trash management and common area cleanliness. The location provides a quieter residential setting without significant traffic noise.

The property offers designated parking with street parking alternatives and coin-operated laundry on each floor. Package delivery has transitioned to leasing office management with limited pickup hours (8:30 a.m.–5:30 p.m., Monday–Friday), which may be inconvenient for working residents. Common areas including mailbox and trash areas show signs of deferred maintenance, with garbage overflow reported.

The building condition is mixed. While individual units are generally decent and livable, the common areas show signs of deferred maintenance, including an elevator that is dirty and smells, and overflowing trash bins. Noise insulation between units is adequate for most residents, though some draft issues and older heating systems are noted. Maintenance response can be slow, particularly for emergencies outside standard business hours.

Maintenance is handled by a single staff member, creating challenges with emergency repairs outside standard hours and weekends. The property has experienced deferred maintenance issues including aging HVAC systems, appliance limitations, and common area upkeep concerns. Management accessibility for maintenance coordination has been reported as difficult, requiring escalation for issue resolution.
