Who This Guide Is For
Renters relocating to Austin from out of state: corporate transfers, remote workers choosing Austin, families, and professionals 25-50.

Most people move to Austin with a story already written. Live music on a Tuesday. Breakfast tacos before a meeting. That version of Austin exists, but only in certain neighborhoods and only if you understand how the city works before you sign a lease.

This guide is for people arriving from somewhere else. You have a job offer, a remote setup, or a reason to be here, and you need to figure out where to live.

Hyde Park and North Loop

Hyde Park is the neighborhood longtime Austinites recommend most consistently. Tree-canopied blocks, early 1900s bungalows, and walkability that is genuinely earned. You can bike to UT, walk to groceries and coffee, and reach downtown in under 15 minutes.

North Loop adds the indie commercial strip: vintage shops, record stores, dive bars. Epoch Coffee is an institution. Housing skews older: one-bedrooms run $1,100 to $1,600.

Why This Works
Hyde Park rewards routine over spectacle. Biking to coffee, walking to groceries, swimming before work. The most accessible price point in central Austin.

Barton Hills

Barton Hills feels like you left the city without actually leaving. Higher elevation, mature live oaks, and the Barton Creek Greenbelt as your backyard. Barton Springs Pool is a five-minute drive. Close to South Lamar, minutes from Zilker Park, 10 minutes from downtown. One-bedrooms run $1,400 to $1,900.

Why This Works
Barton Hills is for the person whose Austin life is built around outdoor access, not nightlife. Greenbelt trails, Barton Springs, Hill Country topography, all within 10 minutes of downtown.

Cherrywood and Windsor Park

The value play for relocators who want proximity without paying for a cool zip code. Cherrywood sits between I-35 and Airport Boulevard, minutes from Mueller and East Austin. Windsor Park is where families are landing. One-bedrooms run $1,100 to $1,500.

Why This Works
If your family needs a three-bedroom under $3,000 on the east side with real community and decent proximity to downtown, this is where the math works.

Travis Heights and Bouldin Creek

Travis Heights was platted in the 1910s and still functions as one of Austin’s most livable neighborhoods. 1920s Craftsman bungalows, tree-covered streets, proximity to South Congress. Bouldin Creek has maintained more of the Keep Austin Weird personality. One-bedrooms run $1,400 to $2,000.

Why This Works
Travis Heights and Bouldin are for the couple or young family who wants historic character, South Congress access, and Lady Bird Lake trails in a neighborhood that feels rooted.

Mueller

Mueller is a master-planned community built on the old Robert Mueller Municipal Airport, anchored by HEB, Alamo Drafthouse, Thinkery children’s museum, and a Sunday farmers market. It is the most walkable neighborhood in Austin for daily errands. For families, Mueller solves childcare proximity, walkable errands, and community designed for families.

Why This Works
Mueller is the lowest-friction landing zone in Austin. If you are moving from out of state with a family and need to feel settled quickly, the walkability and community events remove the stress of the first few months.

South Austin: Slaughter Lane Corridor

South Austin below Ben White is where the rent math starts working. Slaughter Lane and William Cannon corridors have newer apartment communities and practical infrastructure. One-bedrooms run $1,000 to $1,400. Three-bedrooms under $2,000. The trade-off: this is suburban Austin. You drive everywhere.

Why This Works
South Austin is the answer to we need a three-bedroom, our budget is $2,000, and we do not want to live in Round Rock.

Cedar Park and Round Rock

The school districts (Leander ISD and Round Rock ISD) are the draw. Cedar Park one-bedrooms run $1,100 to $1,500. Three-bedrooms in newer complexes run $1,700 to $2,200. The honest trade-off: the farther from downtown, the less Austin feels like Austin.

Why This Works
Cedar Park and Round Rock are for families who made the school district decision first and are building everything else around it.

Westlake Hills and Bee Cave

West of Mopac, the terrain rises into the Hill Country. Eanes ISD is the premium school district. Bee Cave offers master-planned communities, gated neighborhoods, newer construction. Rental inventory is limited. This corridor attracts executives and families from high-cost-of-living cities.

Why This Works
Westlake and Bee Cave are for the family that has decided schools are non-negotiable. Eanes ISD, Hill Country setting, and a 10-minute drive to downtown.

What to Know Before You Sign

Visit in August. Austin summers change your relationship to your neighborhood. Walk your prospective commute at 5 PM on a weekday.

Use an apartment locator. Free to you, paid by the property, and consistently recommended by locals.

Calculate net effective rent. Eight weeks free on a 12-month lease drops a $1,600 apartment to roughly $1,415 per month.

Check the HEB. Proximity to one is a genuine quality-of-life factor.

Childcare waitlists are brutal. Get on multiple lists before you arrive.

The river rule. Do not commute across the river daily. The bridges are bottlenecks.
